Go deeper into each market

Georgia

Georgia is the market where SafeBuy can connect research with listings, valuation and registry checks. Apartment ownership and land ownership need separate treatment: agricultural land has significant restrictions for foreign buyers. Use the existing SafeBuy Price Index for local asking prices and yields, then examine the particular property's title, condition and rental plan.

Data, buyer rules and practical checks →

Spain

Spain combines a broad urban rental market with substantial differences between regions. The national asking-price benchmark and the urban gross-yield sample measure different populations. Purchase tax depends on location and whether the home is new or used, while nonresident rental taxation depends on tax residence. A tourist-let strategy needs its own municipal review.

Data, buyer rules and practical checks →

Portugal

Portugal's purchase decision needs a fresh tax check, especially for nonresidents. The tax authority's current rules include a specific nonresident residential acquisition rate and exceptions. Lisbon and Porto are only part of the rental market covered here. Buying an ordinary property no longer provides the former real-estate Golden Visa route.

Data, buyer rules and practical checks →

Greece

Greece requires investors to separate ordinary property economics from residence-program eligibility. The central bank publishes apartment-price growth and the rental sample spans several mainland and island-city markets. A property-tax number is only one part of completion costs. No national price-per-square-metre estimate is shown until a sufficiently comparable benchmark is reviewed.

Data, buyer rules and practical checks →

France

French property requires a detailed operating and tax budget, particularly when the owner lives abroad. The notarial system provides an established purchase process, but acquisition charges, local taxes and rental-use requirements remain material. The rental sample covers eight cities. A Paris-only purchase price is deliberately not substituted for a national affordability benchmark.

Data, buyer rules and practical checks →

Germany

Germany's national apartment benchmark should not be confused with prices in Munich or Berlin. The sourced figure is a modelled existing apartment derived from advertised properties. Federal-state transfer taxes, the reformed annual property-tax system and city rental-use rules all affect the ownership budget. The current release does not assume that nonresident mortgage funding is available.
