Why we built it
Georgia has one of the most open property markets in the world: foreigners buy with full ownership rights, there is no purchase tax, and the state registry is modern and public. But that openness cuts both ways. Nothing stops an unverified listing, an off-plan project on mortgaged land, or a seller who is not the registered owner from reaching a foreign buyer who has no way to check.
Everything a careful buyer needs actually exists in Georgia's public records. It is just scattered, in Georgian, and unfamiliar. SafeBuy connects directly to the National Agency of Public Registry (NAPR) and puts those records in front of you before you commit to anything.
What "verified" means here
Every listing on SafeBuy is checked against the NAPR registry before it goes live. Specifically, we confirm:
- The seller matches the registered owner.
- The title is clean, with no ownership disputes on record.
- Mortgages, liens, and court orders, if any, are disclosed.
- Outstanding utility debts are flagged.
Each property page shows a legal transparency panel with the results and the date of the last check. The SafeBuy app goes further: enter any cadastral code and it pulls the official registry record for that property, whether we list it or not.
