Property investment in Dubai
Dubai offers a registered-sales price benchmark and a separate advertised-rent yield sample. Use them to frame questions, then compare a completed apartment's actual price, lease and building charges. The citywide trend includes a different property mix from SafeBuy's Georgian asking listings.
Start with the apartment and its operating costs
A citywide price benchmark helps you ask better questions. To evaluate a purchase, you still need the building, completion status, service-charge statement and a rental assumption for that property.

Historical price growth
These observations cover Dubai, not the whole UAE. Registered transaction prices and asking-rent research measure different samples. They are not combined into a promised property return.
Reasons to investigate
- Dated registered-sales research supports market context.
- Building-specific charges can be checked through DLD.
Questions to resolve first
- Service charges and purchase fees reduce the cash available after rent.
- The citywide price trend does not isolate completed apartments; off-plan exposure requires a different assessment.
Who can buy, and where?
UAE: ownership rules depend on the emirate
The UAE Government distinguishes ownership rules by emirate. Dubai allows foreign buyers, including nonresidents, to own freehold property in designated areas. Verify the specific title and designated area; this is not permission to buy any UAE land.

What cash does the purchase require?
Dubai: registration is only one part of cash required
DLD lists 2% of sale value for the buyer and 2% for the seller. Confirm the signed agreement's actual allocation before budgeting. Trustee, title/map, applicable VAT on services, broker and other transaction charges are additional. These Dubai fees are not a UAE-wide tax rate or an all-in buying-cost estimate.

Dubai: check the building's service charge
Use DLD's Service Charge Index for the project, use and budget year, then obtain the unit's current statement and any outstanding or planned charges. A country-average maintenance allowance cannot replace the building's actual annual cost.

How is rental income treated?
UAE: personal ownership and licensed business differ
FTA guidance distinguishes qualifying real-estate investment by a natural person from activities conducted through, or requiring, a licence. Corporate-tax treatment therefore depends on the ownership and operating arrangement. Holiday accommodation and service VAT need separate checks; your country of tax residence may also tax income or gains.

What changes if you need a mortgage?
UAE: investment lending needs an individual offer
CBUAE sets loan-to-value, affordability and other limits, with different treatment for owner-occupied and investment property. A regulatory maximum is not a nonresident mortgage offer. Obtain lender confirmation of nationality, income, deposit, property eligibility and total fees before committing.

Can you operate a holiday home?
Dubai: holiday homes require DET approval
DET requires apartments and villas offered as holiday homes to be registered and approved before listing. This differs from an ordinary long-term tenancy. Verify the unit's eligibility, permit, building restrictions and operating costs; the published apartment yield is not a holiday-let forecast.

Does the purchase support a residence application?
UAE: a purchase does not automatically grant residence
ICP's real-estate investor entry-permit route requires evidence of property ownership worth at least AED 2 million, as well as conditions including full ownership, health insurance and passport validity. Confirm the current route, financing treatment and personal eligibility with the issuing authority before relying on a purchase for residence.

Price benchmark: REIDIN uses moving averages of median transaction prices across defined locations. Original AED 1,780/sq ft is converted to AED/m². This price trend is distinct from a raw monthly median and from advertised asking prices.
Gross rental yield: Global Property Guide apartment asking-price and advertised-rent sample, aggregated across locations and apartment sizes. Gross annual rent relative to price, before vacancy, management, repairs, tax and acquisition costs; not achieved income or a property forecast.
Historical change: Published annual change in REIDIN's apartment price trend. Historical change does not predict the next year's price or an individual property's return.
