A regional alternative spanning Istanbul and coastal markets. Prices are quoted in Turkish lira; exchange-rate movements, building condition and the exact property's foreign-ownership and letting permissions need separate attention.

How to interpret this market

SafeBuy editorial interpretation

Reasons to investigate

  • A dated national modelled price benchmark is available in Turkish lira.
  • Original rental research covers eight cities rather than one resort.
  • Official guidance describes foreign title registration and residence applications.

Risks and questions to resolve

  • Currency movements can materially change the return measured in pounds, euros or dollars.
  • Check structural safety, earthquake cover and title or occupancy documents for the building.
  • Foreign-buyer eligibility and tourism-rental permits depend on the purchaser and property.

Who might want to research further?

Buyers considering a regional alternative to Georgia who can assess lira exposure, local legal conditions and the individual building before relying on a headline yield.

Historical price growth

Not verified

Net yield, vacancy and all-in purchase costs are omitted unless verified. Published yields are gross, before investor-specific expenses.

How these observations were measured

Price benchmark: Emlakjet's September housing value report, prepared with Endeksa, reports a national average of TRY 43,300 per square metre. Modelled values and broad housing coverage differ from Georgian apartment asking listings and England-and-Wales matched sales.

Gross rental yield: Global Property Guide's published aggregate of advertised apartment rents relative to asking prices across selected cities. Annual rent divided by asking price, before investor-specific expenses. The city mix differs between countries; this is not a transaction-weighted national return.

Foreign ownership and land rules

Nationality and location restrictions apply

Eligibility depends on nationality and location. Military zones, district quotas and land-area limits apply. Check title restrictions with the land registry; a preliminary contract alone does not transfer ownership.

Purchase taxes and buying costs

Buyer and seller title charges are separate

The land registry guide states a 2% title charge for each party, based on declared value no lower than municipal tax value. Budget separately for registry service charges and professional costs; check whether the contract shifts the seller's share to you.

Financing and nonresident lending

A documented route for eligible overseas borrowers

Ziraat Katılım Private Banking advertises USD or EUR housing finance for eligible foreign nationals living abroad with foreign-currency income, up to 50% financing. It requires income documentation and property eligibility checks; this is one provider's criteria.

Letting and short-term rental rules

Tourism rentals of 100 days or less require a permit

The Ministry's guidance requires a tourism-rental permit for homes let for tourism for 100 days or less. Verify that the building and intended use qualify before relying on holiday-let income.

Residence and immigration

Ownership can support an application, subject to conditions

Migration guidance lists residential property owners among short-term residence applicants. The home must be used for that purpose and application conditions still apply. Check current valuation and address eligibility before purchasing for residence.
