How this is calculated

Gross yield is the median annual asking rent per m² divided by the median sale asking price per m², both taken from live listings in the same district in the same month. No Georgian portal publishes this, which is why it is here. Gross means before tax, management, vacancy and service charges, and a district needs at least ten rent listings before it is ranked at all.

These are asking prices, not registered sale prices. Georgian sale deeds are not open data, so nobody can publish true transaction yields by district. Read the table as a comparison between districts rather than as a return you are promised.
