What the check shows
Registered owner
The person or company the state recognizes as the owner. If your seller is not on this record, that is the loudest red flag in Georgian real estate.
Area and land use
The registered size in square meters and the official land designation, so a "villa by the sea" cannot quietly turn out to be agricultural land that never registers.
Status and history
The registry status, registration date, and the date of the last registry action, which tells you how recently anything changed on the record.
Mortgages, liens and debts
The full report analyzes the official extract for registered mortgages, liens, seizures, creditors and encumbrances, the things that can follow the property to you.
Red flags to catch before you pay
- The seller is not the registered owner. Most property fraud in Georgia is someone selling what they do not own, often with convincing paperwork.
- An active mortgage nobody mentioned. Common on developer stock and fine when disclosed and handled at signing, dangerous when it surfaces after your deposit.
- Liens or court seizures on the record. A property under ყადაღა (seizure) cannot legally change hands; money paid for it is very hard to recover.
- Agricultural land sold as residential. Foreign individuals cannot own agricultural land in Georgia, and such deals can simply fail at registration.

What is NAPR?
The National Agency of Public Registry, the Georgian government body that records property ownership. Registration is what makes you the legal owner in Georgia, so the NAPR record is the ground truth about who owns a property and what debts are attached to it.
What does the full report add?
The official registry extract and plan PDFs, readable right on the page, the complete owner list, an analysis of mortgages, liens, creditors and encumbrances, and an English translation of the extract. What if the seller's name does not match the record?
Do not pay anything. Ask why the registered owner is someone else. Sometimes there is a legitimate reason such as a power of attorney, but unverified mismatches are how most Georgian property scams work. Have a lawyer confirm before going further.
Can I check a property before signing a preliminary contract?
You should. Run the check before paying a deposit, and again on the day of the final signing, since mortgages and liens can be registered at any time in between.
