Enter a cadastral code or street address and get the official record in seconds: who owns it, how big it is, and whether mortgages or liens are attached.
Free instant check against the National Agency of Public Registry (NAPR). No account needed. Search by the cadastral code printed on listings, sale contracts and registry documents, or by the street address. You can also tap the parcel on the map below.
Live from the National Agency of Public Registry, as the registry stood at the moment of the check. SafeBuy is not affiliated with NAPR. General information, not legal or tax advice. For a transaction, have a licensed Georgian lawyer confirm the record.
The person or company the state recognizes as the owner. If your seller is not on this record, that is the loudest red flag in Georgian real estate.
The registered size in square meters and the official land designation, so a "villa by the sea" cannot quietly turn out to be agricultural land that never registers.
The registry status, registration date, and the date of the last registry action, which tells you how recently anything changed on the record.
The full report analyzes the official extract for registered mortgages, liens, seizures, creditors and encumbrances, the things that can follow the property to you.
The full walkthrough of the safe buying process is in our buyer guide and the step-by-step title check guide.
Yes. The instant check and the full report are both free. We built it because ownership verification is the single most important step when buying property in Georgia, and the official registry website is hard to use in English.
Every registered Georgian property has one, in a dotted format like 01.10.14.003.043. Sellers and agents have it on the registry extract and the sale contract, and listings on SafeBuy display it in the key facts. No code at hand? Type the street address instead, or open the map on this page and tap the parcel: the official cadastral boundaries are drawn right on it and the check runs automatically.
Yes. Type the street address and we match it against the registry, which is indexed by the address as it was registered, so a flat can be found by its own entry. Type it as it appears on the contract where you can. You can search in English or Georgian; addresses are matched in Georgian behind the scenes.
Because an address on a map points at a plot of land, and an apartment block is one plot shared by every flat in it. That plot has its own cadastral code and its own area, which is the building's land and not your floor area. Each flat also has a separate code, shown on its own registry extract, and that is the one that matters for a purchase.
The National Agency of Public Registry, the Georgian government body that records property ownership. Registration is what makes you the legal owner in Georgia, so the NAPR record is the ground truth about who owns a property and what debts are attached to it.
The official registry extract and plan PDFs, readable right on the page, the complete owner list, an analysis of mortgages, liens, creditors and encumbrances, and an English translation of the extract. It loads automatically after the instant check. It is the document set a lawyer would pull before a transaction.
Do not pay anything. Ask why the registered owner is someone else. Sometimes there is a legitimate reason such as a power of attorney, but unverified mismatches are how most Georgian property scams work. Have a lawyer confirm before going further.
You should. Run the check before paying a deposit, and again on the day of the final signing, since mortgages and liens can be registered at any time in between.
Lookups are cached briefly so repeat checks of the same property are instant for everyone. No account or contact details are needed, and we do not sell or share any data.
Some listings on SafeBuy have already been matched to their parcel in this same registry. Their cards say so, and say what the check covered: the property's own title, an undivided master parcel, or a developer's land under an off-plan project.
