The Georgia Real Estate Index, measured by the Geostat Residential Property Price Index, stood at 163.8 in the second quarter of 2026. What this does and does not tell you
It is important to understand the limitations of this data. These figures represent asking prices from online listings, which typically sit above the final agreed transaction prices. Georgian sale deeds are not open data, meaning there is no public record of true transaction prices by district. Consequently, these figures should not be interpreted as the final price paid for a property.
Furthermore, some district data is presented in combined buckets, which may mask variations between specific neighborhoods. A district median is a broad statistical measure and does not account for the specific characteristics of an individual building, such as its age, construction quality, floor level, or proximity to amenities. This report provides a snapshot of market activity based on available listings and does not constitute an assessment of the value of any specific property.
